Remote Real Estate Closings in Ontario
Buying, selling or refinancing Ontario property does not always mean every meeting happens at our office. We assess remote arrangements for your transaction, including how you meet with us, how we verify your identity and how you sign.
Tell us the property location, transaction type, closing date and where you will be when you sign. We confirm what can be handled remotely and what extra arrangements may be needed.

What a remote closing involves
A remote closing changes how you meet and sign. It does not remove the title search, lender requirements, funding or registration work your transaction needs.
We use a remote identity verification system, so you can confirm your identity without coming to our office. The process still has to suit your documents, your lender and your circumstances; we confirm it after we review the matter.

What to prepare
Please do not upload identification or bank documents through a general enquiry form.
- Your signed agreement, or your refinance and lender details
- Your closing date and contact details
- A phone, tablet or computer with a camera and a reliable internet connection
- Valid government photo identification
- A quiet, private place to sign, and the address where you will be on signing day
- Tell us early if an owner is outside Canada, a power of attorney may be needed, documents are in another language, or the lender has unusual signing rules
When a remote closing may not work
Remote arrangements depend on your documents, identity verification, your lender’s instructions and the circumstances of your transaction. Some lenders or documents need original signatures or a signing in front of a lawyer or notary. Some situations need extra steps, for example an owner signing outside Canada or a power of attorney. We confirm what applies after we review your matter.
What it costs
Request a quote for your transaction. Ask whether your remote arrangements add work or cost. Your quote lists legal fees, HST, estimated disbursements and exclusions. Land transfer tax, lender charges and adjustments are separate from our fees. If the transaction changes, the quote can change; we confirm the scope before work starts.

London office, Ontario-wide service
Our office is at 1204 Richmond Street, London. We act on property transactions across Ontario and offer remote signing where suitable. We do not have offices in every city; clients outside London work with our London team by phone, video and secure document sharing.

Can I use your firm if I live outside London?
Tell us where the Ontario property is and where you live. We assess the service and signing arrangements for your matter.
Can I sign from outside Canada?
Tell us before you make travel plans. Requirements depend on the transaction and the documents, and extra steps may be needed.
How will I receive instructions about closing funds?
Follow the instructions on your file. If anyone sends new banking details, call us at 519-999-9676 to verify before you send money.
Does every document get signed electronically?
No. A remote meeting does not mean every document can be signed electronically. We tell you which documents need special signing.
Does a quote request retain the firm?
No. A quote request is an enquiry. We confirm acceptance and the scope of the work separately.
Do I ever need to come to your office?
Not usually. You can come to our London office if you prefer. Some lenders or documents may require an in-person signing; we tell you early if yours does.
How do I get my keys or sale proceeds?
Buyers usually collect keys through their realtor once the closing is registered. Sellers receive proceeds by the method set out in your file after the mortgage payout and closing costs. We confirm the details before closing day.
