You can buy like any Canadian. If you have never owned a home anywhere in the world, you may qualify for the first-time buyer land transfer tax refund.Non-Canadians and residential property
The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act is in force until January 1, 2027, unless extended again. Exemptions exist, including some work permit holders with at least 183 days of validity left, some international students, and protected persons. Conditions are strict, and buying in breach can lead to fines and a court-ordered sale.Non-Resident Speculation Tax: 25%
Foreign nationals buying residential property anywhere in Ontario pay a 25% tax on the price, on top of land transfer tax. Exemptions include Ontario Immigrant Nominee Program nominees, protected persons, and a foreign national buying with a spouse who is a Canadian citizen or permanent resident.What to prepare
